Neighborhood Spotlight: Why Families are Moving South

Properties for sale in Cavite, Laguna, Las Pinas City, Batangas, Calamba

Over the past few years ever since the pandemic, I’ve noticed more and more clients have voiced their interest in moving out of the Metro Manila business hubs and into subdivisions in the south of the metro (and even a bit further into Laguna and Cavite) where there were trees, open space, and fresh air. 

This observation of mine is discussed very well in this article on Manila Bulletin in 2023, titled ‘The appeal of southern Metro Manila’ 

I noticed that the clients I was taking on viewings to see farms or large subdivision lots in Silang, Cavite were all saying the same things: 

We want to move out of the city’

‘We want our kids to be able to play out on the street in front of our house’

‘We want our kids to grow up in a place where there’s a playground they can go to’

‘We want to live in a place where the air is cleaner because I developed a respiratory condition from the pollution in the city’ 

I remember speaking to a group of friends who were interested to purchase a farm in Silang, they said they would buy the whole farm and then portion it amongst themselves and live next to each other as friends. It’s become clear that most people planning this are looking for the same things when considering their move: 

  •  Wifi 
  • Fresh (and clean!) air 
  • Open spaces to breath 
  • Good hospitals 
  • Trees
  • Good schools for all grade levels 
  • Accessibility to highway interchanges leading to C5, SLEX, Cavitex, etc
  • Flood-free

And increasingly, more and more people PREFER to live in subdivisions outside of the metro while still driving to work in Makati or BGC! My perfect example would be a lot of residents living in Ayala Westgrove Heights or South Forbes Villas, both in Silang, Cavite and both within a 5 – 15 minute drive to the nearest Sta Rosa CALAX interchange which can take motorists speedily either to Tagaytay or back to the SLEX to reach the rest of the metro. 

As I live in the South of Metro Manila myself (Las Pinas City, specifically!) I love that the city is in a sweet spot of the National Capital Region and I get to enjoy: 

  • Trees! 
  • Semi-provincial feels in certain old areas of the city 
  • Proximity to Cavite (a few streets behind my house is already Bacoor!) 
  • Access to the river drive leading to Evia along Daang Hari 
  • Access to the river drive leading me to the CAVITEX 
  • The river drive leading straight to the C5 Extension 
  • The NAIAX leading me straight to the airport! 
  • The NAIAX linking us to SLEX in a jiffy! 
  • The sweet daisy chain of highways! 
  • Going to the North (Balintawak, Bulacan, Pampanga, Subic, Tarlac, etc) Riverdrive -> CAVITEX -> NAIAX -> SLEX Skyway -> NLEX -> SCTEX -> TPLEX 
  • Heading South (BatangasLagunaCavite) Riverdrive -> MCX -> SLEX -> Star Tollway (which will soon link to Bicol too!)
  • And lastly, fantastic schools, some in Muntinlupa, like PAREF Southridge, San Beda Alabang, FEU Alabang, Woodrose, De La Salle Zobel, Elizabeth Seton, Divine Light Academy are some schools that are well known in this area.
And even though the traffic on the main road of Las Pinas City is a slow crawl most days, it’s still really the place I call home (plus, if you have the friendship sticker, you can avoid taking the main road altogether!)
